To give you some Idea of the sales journey you will take with Brian Phegan Real Estate. This is inclusive of, but not limited to the following:

Pre-list Phase (3 Days)

  • Attend and measure Property, read plans
  • Establish units of value, land, building, outbuildings, gardens improvements, fitting, fixtures, aspect, decor, streetscape, services, collate improvements, features, fixtures fittings, inclusions, exclusions. Investigate Streetscape, services, transport. schools, shops.
  • Consider neighbourhood appeal, Suburb profile
  • Outlook and gardens 
  • Peaceful enjoyment 
  • Multiple units of value
  • Compare known Property 
  • Consider likely rental return 
  • Compare on market property
  • Present a buyer range recommendation.

Owner Meeting/Sale strategy/List to Sell (1/2 Day)

  • Discuss the most suitable strategy

  • Costs, price margins, days on market, commission, promotion
  • Photography
  • Floorplan

  • Print publications
  • Signs
  • Social media

Selling Phase (Usually 7-42 Days)

  • Obtain a contract from your solicitor
  • Write Property Story
  • Photography Shoot, select photographs to be used
  • Approve floorplans
  • Owner review
  • Prepare the Internet. Launch Online Presence
  • Owner review
  • Database release pre-market
  • Special Inspections with identified interested buyers
  • Owner feedback
  • Press release/Open Inspections/ Special Inspections
  • Security/information gathering, two agents at each Open Inspection
  • Owner feedback
  • Secure property after each inspection
  • Owner feedback
  • Add buyers to the database, categorize interest/work with and advise
  • Written offers, deal with conditions/signature close
  • Owners approval on offer

Settlement Process (usually 30-45 Days)

  • Instruct solicitors/conveyancers. CC owners in.
  • Advise lending bodies
  • Attend valuer at the property
  • Attend pest and building inspectors at the property
  • Monitor exchange of contracts
  • Monitor cooling off period
  • Advise owner of unconditional exchange of contracts
  • Monitor rundown to settlement
  • Attend settlement if required
  • Bank deposit to owner’s bank account (commission is paid by deduction)
  • Remove from internet
  • Remove sign
  • Close file
